You only have one chance to make a first impression, and that’s my motto when it comes to listing your home for sale. That’s why we work with a professional photographer to present your house in the best possible way. In addition to great photos, an attractive description and clear floor plans are essential for the best results. In consultation with you, after you have approved the promotional material, we determine the sales strategy we will follow. This can include open house viewings, a sale by tender, or even one-on-one viewings.
Viewing your home is more than just “showing the property.” It is the first contact between the real estate agent, the potential buyer, and the property itself. Experience has shown that a house is “sold” within the first 10 seconds. It is my task to discover this and stimulate that buying feeling. By providing relevant information about the property, but also by giving viewers the space and tranquility to absorb the house’s atmosphere. We explore the house together, highlighting all the key features, and then let the viewers explore on their own. Finally, we evaluate everything. Of course, a second viewing is also possible. After the viewing, we will inform you of the outcome, and after a few days, we will reach out to the viewer again to inquire about any further interest.
It’s great when an offer comes in after a viewing. But what’s next? I believe that when someone makes an offer on your property, they want to buy it. It’s my job to achieve the optimal price for you. I see the negotiation process as a chess game. With my years of experience, I know the steps buyers typically take, and we need to respond accordingly. If multiple offers come in, it requires a different approach. All of this is done in consultation with you.
Once there is agreement on the purchase price, the handover, and other conditions, we prepare the purchase agreement. All parties receive a draft, and after approval, we arrange for the signing of the agreement. It is sent to the notary along with our commission invoice. Before the transfer, we ensure the inspection of the property, after which the handover can take place. At that moment, our invoice will be settled. Our work is completed at that point, and we hope everything has proceeded to your satisfaction.
